The Complete Unreal Ed Reference Guide

I'm hoping you guys have a solution for me.

I Downloaded this reference guide as a .chm file from 3 different sites now, only to open it and see an empty window (Pic Attached)
The file size is pretty large 46.3 MB, so I'm thinking it can't be completely dysfunctional.

Any help would be extremely appreciated.
I've got a copy of Hourences 'hows and why of level design' for the person who can get this thing working

Alright, I'm a fool. I fixed it.
I had to go to the files properties and select 'unblock'.
I can go to work now and not be upset

I've ripped (or tried to rip) every active and past UT site. This is the only thing I've found in my stuff that's even remotely close:

That one's much smaller and covers skinning and scripting primarily.
